She is right on the money about how sharp Ken's trouble-avoidance behaviour was. Let's hope he doesn't run into more or worse of it on the course of his escape: Poor Ken might be hopelessly hilarious if he had to deal with worse, baffling, occult nonsense.

I thought that in most cheap blocks of flats the only magic you need to get into the halls, lifts and stairways is the patience to wait and hold the door for someone else going in or out. Any more than that is probably a waste of talent and resources (occult or otherwise). Am I wrong?

Actually yeah it is frighteningly easy to break into a block of flats. Especially since I've established this particular building as a total shit hole lol

Eh, it's why the individual flats are supposed to have door locks, door chains for opening up a crack, and peepholes or cameras so people can see who is at the door. Too many people live in even a block of only a hundred flats to assume none of them are ever a religion pusher, a drug dealer, or some other kind of unwelcome opportunist (or worse) that you want to keep out.
